St Lucia House, Cliftonville

One of the more rewarding projects we have been involved in started with the sale of a well-located development site, a 0.35-acre plot on The Avenue in Northampton Town Centre. The site already had planning consent for conversion into fourteen luxury apartments and offered a range of future-use possibilities, including HMO or accommodation for staff at Northampton General Hospital. With its generous 150-foot frontage, mature grounds, and existing car parking, it was an attractive prospect for the right developer.

After securing a buyer, Richard Greener remained involved throughout the redevelopment phase, assisting with the eventual sale of the individual units once the conversion was complete. The finished development, extending to nearly 8,700 square feet, was completed to a high standard in 2015.

The apartments, including well-appointed ground, first and second floor units with modern open-plan living, secure entry, allocated parking, and energy-efficient features, appealed to both first-time buyers and investors. We were able to support the marketing and sales strategy post-conversion, leveraging the property's features and its proven rental history, some units achieve as much at £950 pcm on assured shorthold tenancies, which we still manage to this day with our rentals team. This project remains a great example of how I work closely with developers from acquisition through to final sale.
