The Old Police Station

One particularly exciting project we brought to market was the former police station site, an excellent development opportunity benefiting from full planning permission for the construction of five modern three-storey dwellings.

Situated on a plot just under half an acre with direct vehicular access to Shirley Road, the scheme included associated landscaping and car parking, providing a well-rounded residential offering in a strong location.

The building was vacant and ready for demolition, which enabled a clean start for developers, although internal inspections were not possible. With planning already secured and strong market appetite for new homes in the area, we were able to generate interest quickly.

Given the nature of the asset and its readiness for redevelopment, we concluded that the most effective route to market would be through Public Auction. With a competitive guide price of £250,000, the site attracted strong interest from developers and investors alike. The strategy proved highly successful and the property sold and completed within 28 days, demonstrating the continued demand for well-positioned residential development sites and the power of targeted auction marketing.
